Developing Tools to Support Compliance

In response to challenges presented by the Building Safety Act, BIM Technologies has developed digital tools specifically to support the coordination and verification of builders’ work openings and fire stopping.

Our approach begins by automati-cally scheduling openings directly from the coordinated model. This captures key information such as wall construction type, thickness, fire performance requirements and service penetrations. This structured information can then be shared with specialist fire barrier manufacturers, who provide verified fire stopping solutions tailored to each specific condition. Once confirmed, these solutions are digitally re-integrated into the model, creating a fully coordinated and auditable record.
To support on-site installation and verification, QR codes can be linked to each opening, allowing contrac-tors and inspectors to confirm that the correct products have been installed in accordance with the approved design. This creates a transparent, trace-able Golden Thread that gives the Principal Designer the assurance that compliance is not only designed but delivered.
The Shift Towards Information-Led Compliance
As regulatory expectations continue to evolve, the industry is moving towards a fundamentally different way of working. Compliance is no longer something that can be assumed or evidenced retrospectively. It must be actively managed through structured, accessible information from the earliest design stages through to completion and operation. The role of the Principal Designer (Building Regulations) sits at the centre of this shift.
Digital coordination, information transparency, and specialist compliance tools are becoming essential enablers, allowing duty holders to fulfil their responsibilities with accuracy and conviction. Ultimately, this signifies a positive transformation for the sector, one that places enhanced information, more definitive accountability and safer buildings at its core.
